The Importance of Scheduling Regular Air Con Cleaning
It would shock you to see how much pollutants, dust, fluff, and other harmful substances can gather inside your air conditioning units. Air filters within the unit do a good job of collecting dust, pollen and the like, however they soon become clogged. This results in all these contaminants getting pushed back out into the air which is circulating around your home. With a lack of airflow within the air conditioner, there is also an increased risk of bacteria build-up.
Over time, the number of these substances build up and become hazardous to your health and wellbeing.
By engaging our team to service your aircon unit regularly, you will have much healthier air circulating around your home, particularly in the summer months when your air conditioner is being used most.
In addition to the usual accumulations of dust, pollens and mould found within in all homes, there are other factors which increase the need for regular aircon system cleaning:
- Pets like dogs, cats, birds etc
- Occupants who may have allergies or asthma
- Frequent cigar or cigarette smoke in the home
- Damage to unit or water contamination (often as a result of a blocked drain outlet)
- Home renovation projects where there is an increase in dust levels
If you have allergies or suffer from asthma, you will know that you are more sensitive to these contaminants than most other people. It is important to know that young children and the elderly can often also be more susceptible to airborne pollutants. Our Air Con Clean technicians will help address this.
How often should you get your aircon unit cleaned?
Even if your aircon unit doesn’t appear to have a problem, it’s recommended that you have it cleaned regularly. How often depends on a few factors, including how many times it’s used, the environment it’s placed in (i.e. commercial, residential etc.). Based on our experience over a decade, we believe it should be cleaned at least every 12 months. This will help keep on top of any dust, potential mould, bacteria and fungi that might be starting to grow. Even when not being used for a period of time mould still likes to grow due to humidity changes therefore raising the likelihood of germs being spread when you commence using the air con system.
The Indoor Environment Quality Standards Australia (IEQSA) outlines how often air conditioning units need to be cleaned and inspected for contamination. Cleaning regimes depend on the frequency of use, the room size, and geographic location. The IEQSA specifies that regular checks should occur “not less than once per year”. For commercial and education facilities, the cleaning frequency is six months.
What is the cleaning process?
20 POINT CHECK
Our Air Con Clean experts start by undertaking a visual inspection of your air conditioning unit, assessing its overall condition against our 20 Point Checklist. We disassemble the air conditioning unit to expose the filter, fan, fins, coil and vents. We then check the unit for any internal leaks or any components which may need servicing or replacing.
FINS
The fins of the air conditioner are cleaned using a deep-cleaning foam designed for the toughest of jobs. The chemicals we use are non-toxic and approved 100% non-harmful to ensure your family is safe.
ANTI_BACTERIAL
The aircon coil is stripped of corrosion, grease and dirt, then sanitised with an anti-bacterial agent which prevents the growth of mould, fungi, bacteria and other contaminants found in air conditioning.
DEEP CLEANING
Our deep clean system gets into all the nooks and crannies of your air conditioning unit, including those hard-to-reach places that can’t be accessed by normal cleaning methods. This improves your air conditioner’s efficiency while also reducing the air conditioner’s operating noise and prevents the unit from freezing up.
FILTER
The aircon filter is removed carefully to prevent any damage, then vacuumed to remove surface dust and dirt. We then use a heavy-duty hospital-grade cleaner to remove contaminants and kill germs.
TEST
When the cleaning process has been completed, we reassemble your air conditioning unit and test the operation against our 20 Point Check List. We’ll even change the batteries in the remote-control if needed and check air flow speed and temperature difference as part of the service.

Where do you service?
When should I get my air con cleaned?
Autumn or Winter:
During the cooler months is the ideal time to have your air conditioner professionally cleaned. We all use our aircon extensively throughout the summer months to cool our homes, retail stores, offices and commercial premises. In most cases, this leads to an accumulation of dust, pollen and other airborne contaminants. This creates the perfect breeding environment for mould and bacteria. So, when you start your air conditioner up next summer, mould spores and germs are quickly contaminating the air you breathe.
When the cooler weather sets in, many people use their air conditioners to warm their homes or offices. Using the heating cycle creates a warm environment within your air conditioning unit, which often activates mould, fungus and bacteria.
It is safer to kill these harmful pathogens that may be gathering and growing inside your aircon unit before they spread throughout the air. If you haven’t had aircon cleaning done within the last 12 months, then it’s time to call our experienced and reliable team.
Spring and Summer:
It is common for people to overlook jobs like air conditioner cleaning and many don’t realise the importance of sanitising their air con units. If you regularly clean the blades on your ceiling fans, you will realise how easily they attract dust and how much grime is removed when you wipe them with a cloth. Well, your aircon systems are no different. Like a fan, air conditioners circulate air throughout your home or office. The difference is that because the aircon components are sealed inside a unit, they are often out of sight & out of mind.
Many of our clients use our aircon cleaning service as part of their household spring clean regime. That way, when the weather begins to warm up they will be able to confidently enjoy the cool comfort that air conditioners provide while knowing that the cool air will be free from any nasty airborne contaminants.
It’s best not to wait for the next heatwave to hit, only to find out that your aircon unit is underperforming or circulating foul-smelling air that is full of germs. If you find yourself in this situation, you will desperately start calling air conditioner cleaning companies, only to find that they are all booked out for weeks or sometimes months. Instead, think ahead and speak to our friendly team today and you’ll be glad you did.
How can I maximise my aircon’s efficiency and reduce running costs?
If possible, you can close curtains and blinds to reduce the harsh summer sun from heating the air inside your home or office where your aircon unit is trying to cool. This is also a great way of reducing aircon operating costs.
The running temperature of your aircon unit is an essential element when it comes to saving on energy bills. The ideal operating temperature for your air conditioner is 24°. Once your unit reaches this temperature and the windows and door are sheltered from the outside elements, you could switch to running the aircon unit on fan only. Your house or office should be able to maintain a constant temperature for a few hours. Then you can turn the aircon unit back on and run it for an hour or so and repeat the process.
Of course, having your air conditioner running efficiently is one of the main factors that will save you money in running costs. A dirty aircon unit will be under load or stress, therefore reducing its efficiency. We strongly recommend having your air conditioner cleaning completed before the weather warms up and therefore avoiding any unpleasant delays in having your aircon unit serviced.
Why is steam cleaning of air con units better than cool water?
If you have had your carpets cleaned sometime in the last five or so years, you will know that there is a big difference between getting a basic clean (which uses a shampooing technique) compared to carpet steam cleaning. Steam cleaning does a thorough job and doesn’t just make your carpets look clean, it leaves them sanitised as well.
Our aircon cleaning services involve using a heavy-duty hospital-grade solution combined with extensive steam cleaning. There is no better way to ensure that your air conditioner is hygienically clean. Many of our competitors will offer to clean your aircon for budget prices by basically using only a soap water solution – like shampooing carpets. There are only a few who offer to thoroughly steam clean your air con system to the high-level of sanitation that we achieve.

What Chemicals Are Used In The Air Con Cleaning Process?
We use a hospital-grade cleaning solution that is non-toxic and is has excellent sanitising properties. This solution is applied to the coil, fan barrel, and drip tray to disinfect the aircon unit. After the solution has killed the germs on the surface of the components, we then thoroughly wash the unit, ensuring all the waste is contained within our waterproof cleaning setup.
We then use super-heated steam on the internal aircon components to ensure that your unit is hygienically cleaned and chemical-free.
Does Furniture Close To The Aircon Unit Need To Be Moved?
Yes. A one metre clearance underneath the air conditioner which is to be serviced is best. If you have a wall-mounted TV within this distance, it will have to also be temporarily moved.
